The name Creekside belongs first to the Town Center, a 400-plus-acre development at the northeast corner of I-35 and FM 306 with more than a million square feet of shops. Evo Entertainment, EoS Fitness and Topgolf sit across the interstate from Buc-ee's. The homes that share the name are close by, and they are young.

The Overlook and Creekside Farms, street by street

The Overlook at Creekside covers 88 acres on a master plan of 671 lots, built by Centex with Coventry also building. Its streets include Sweetroot, Water Lotus, White Sage View, Heartseed Avenue and Wild Iris, with plans from 1,204 to 2,601 square feet, in Comal Independent School District (ISD).

Creekside Farms is D.R. Horton's section off Goodwin Lane, on streets like Pebble Creek Run and Brogan Creek. It has sold out, so the builder has moved on and upkeep now sits with each owner.

Why do so many Creekside homes have tankless water heaters?

Largely because the builders featured them. Listings for The Overlook advertised tankless water heaters in the model homes, so plenty of Creekside owners either have one or are weighing one. A tankless water heater heats water as it rushes through a narrow heat exchanger, and that is exactly where hard-water scale settles.

Navien (opens in a new tab), Rinnai and Rheem all call for descaling at least once a year. The warning signs are easy to spot:

  • Lukewarm bursts: hot, then tepid, then hot again.
  • Falling flow: the shower weakens while cold taps stay strong.
  • A code on the display: write it down before you call.

Tankless also changes what a replacement looks like. A straight tank swap typically takes 1 to 3 hours, while a switch from tank to tankless takes 4 to 6, because gas, venting or wiring may need changes. If you're still choosing, the side-by-side in tankless vs tank water heaters sets out what each costs to own.

Don't assume your fuel from the model home. The City's utilities page (opens in a new tab) says CenterPoint brings gas to many parts of New Braunfels, but not all, so check which fuel your home actually has.

Is Creekside water hard enough to scale a new water heater?

It is, from the first fill. If NBU supplies your water, its 2019 water quality report (opens in a new tab) (2018 data) averaged 15.1 grains per gallon. In milligrams that's about 258 per liter, far above the 180 where the U.S. Geological Survey (USGS) starts calling water very hard. NBU's reports since then publish no hardness figure.

A tank on the same water needs a yearly drain, while a tankless heater needs its yearly descale through the isolation valves. Skip either and the heater works harder every month. The hard water and water heaters guide covers where a softener fits on a newer house like these.

Tank owners in Creekside Farms can go a step further. Bradford White suggests draining a gallon from the valve at the bottom each month to clear loose sediment before it hardens.

How much does tankless descaling cost in Creekside?

A descale typically runs $110 to $275, depending on the model and how much scale has built up.

That covers the flush itself. If a tankless heater is past saving, or you are switching from a tank, most homeowners pay about $1,600–$4,500 for a tankless water heater installed, plus a few hundred dollars more when gas, venting or electrical work is needed. The tankless water heater cost guide breaks those extras down. You'll hear the figure for your own heater before any work starts.

Questions homeowners ask

How often should a tankless water heater in The Overlook at Creekside be descaled?

At least once a year, which is what Navien, Rinnai and Rheem recommend, and sooner if the flow drops or a scale code appears. With NBU's 2019 report averaging 15.1 grains per gallon, yearly is the minimum here.

Why does my Creekside tankless heater run cold for a few seconds mid-shower?

Often it is adjusting to a sudden change in flow rather than failing, since a tankless water heater needs a minimum flow to fire. If the cold gaps grow or a code shows, scale in the heat exchanger is the first suspect.

Creekside Farms is sold out. Who looks after my water heater now?

You do, once D.R. Horton's warranty period ends. Call or text (830) 243-5644 at any hour and you'll hear the price before any work starts.

Do all the homes around Creekside have gas water heaters?

Not necessarily, and this site doesn't assume a fuel for any neighborhood. A gas water heater has a metal vent pipe and a gas line with a shutoff on top; an electric one has neither.
