Downtown New Braunfels stretches from the Comal County Courthouse and the plaza out to Landa Park Estates on W Edgewater Ter, W Klingemann St and Landa St, all in ZIP 78130. When the water heater in one of these older homes gives out, call or text (830) 243-5644 and tell us what's happening.
Landa Park Estates and the blocks around the plaza
Landa Park Estates is one of the few mid-century neighborhoods in New Braunfels. It dates to 1935, the average home here was built in 1959, and some of the 1930s estates were designed by the architect E.B. Flowers.
Lots are spacious, a few with river access, and the styles run from mid-century to contemporary. Closer in, limestone storefronts and the Comal County Courthouse anchor downtown, the seat of Comal County.
Living next to Comal Springs
The park next door shapes this whole neighborhood. Landa Park (opens in a new tab) covers 196 acres around 14-acre Landa Lake, where Comal Springs rises from the Edwards Aquifer to start the Comal River, about 2.5 miles long and the shortest navigable river in Texas.
Tap water is a different story from the springs. NBU's 2019 water quality report (opens in a new tab) (2018 data) listed hardness from 8.1 to 19.5 grains per gallon, averaging 15.1, which is about 258 mg/L and "very hard" on the U.S. Geological Survey (USGS) scale. NBU's newer reports don't publish a figure, and our guide to hard water and water heaters explains what that scale does to an older tank.
What does a 1959 house near Landa Park need from a new water heater?
Mostly a good fit. A modern tank carries more insulation than the one it replaces, so a same-size heater may not slide into an original closet, and in Texas generally, homes built before the 1970s kept the heater in an interior closet or hall cabinet.
- A slightly smaller tank when a same-size tank won't fit the space.
- A wall-hung tankless water heater that opens up the closet entirely.
- A drain pan and line under any heater in living space, per §504.7 of the 2021 code (opens in a new tab).
- An expansion tank if a remodel added a pressure-reducing or check valve (§607.3).
If the closet is the deciding factor, weigh the trade-offs in tankless vs tank water heaters before you choose.
Don't judge the fuel by the street. CenterPoint serves many areas of the city but not all, and an older house may have been converted from one fuel to the other during a remodel, so check the heater itself before you call.

Do downtown New Braunfels homes need a permit for a new water heater?
They do. Downtown sits inside the city limits, and the City's permits page (opens in a new tab) lists replacing any plumbing system as permitted work. New Braunfels adopted the 2021 International Plumbing Code in 2023, and that code sets the pan, relief-valve and expansion-tank rules a new install has to meet.
The permit is normally pulled by the licensed plumber doing the job. Texas law lets you do plumbing in your own homestead, but the City permit still applies, and questions go to the Building Division at (830) 221-4041, option 1. The New Braunfels water heater permit guide walks through the inspection itself.
How much does a new water heater cost near Landa Park?
If a 40-gallon tank is what fits your closet, most homeowners pay within this range installed. Rheem sizes 40 to 50 gallons for a household of 2 to 4 people, so a smaller tank can still suit a couple or a small family.

Moving the heater to a garage, adding a pan drain line or correcting old venting adds to that. You'll get a price before any work starts, with the City permit listed.
Getting help downtown
Call or text (830) 243-5644 day or night, or get your price online. Tell us whether the tank has a metal flue pipe on top, which means gas, or only a power cable, which means electric. You'll get a call right back and a clear price before anyone starts work.
Ask whoever does the job for their license number; Texas master plumber numbers begin with M, and the state board keeps a public lookup.
From the square to the river, you can ask for water heater repair on thermostats, elements and relief valves, water heater replacement sized to fit an original closet, water heater installation when a remodel moves the heater to the garage, tankless water heaters that clear a mid-century closet, emergency water heater service for a tank that's leaking now, and a plain comparison of gas and electric water heaters.
From the plaza to Landa Lake, one call or text gets your hot water back.
Questions homeowners ask
Will a new water heater fit the original closet in my Landa Park Estates home?
Often, but not always, because newer tanks carry more insulation and run a little wider. If it won't fit, the usual options are a slightly smaller tank, a move to another spot, or a wall-hung tankless water heater.
My downtown house was remodeled. How can I tell whether the water heater was switched from gas to electric?
Look at the heater, not the street: a metal flue pipe on top means gas, while a power cable and no flue means electric. CenterPoint doesn't serve every part of the city, and an older house may have been converted during a remodel.
Do older downtown homes need an expansion tank with a new water heater?
Only when the cold supply passes through a check valve, backflow preventer or pressure-reducing valve, under §607.3 of the 2021 IPC. Many older homes lack one, but a remodel may have added it.
Can the water heater in a Landa Park Estates closet be moved to the garage?
Often, if the garage can take the water lines, the gas or electrical supply and the venting. A move adds to the price and still needs the City permit, so have both listed before work starts.
